Why sell with us

Your home, properly presented.

We are a small, local agency, so every home we take on gets our full attention. This is what we do for yours.

How it works

Seven steps to a sale.

  1. Free valuation visit

We visit your home, look at it as a buyer would and give you an honest view of its value and how best to present it. There is no charge and no obligation.

  2. Listing agreement and EIDS authorisation

We agree the terms with you in writing. Turkish law also requires the owner to authorise the advert through EIDS, the electronic advert verification system on e-Devlet, before a home can be advertised. We will walk you through it.

  3. Photos, video and your listing

We photograph and film the home, write its description and publish its page in every language on the site.

  4. Marketing and enquiries

Your home goes out to registered buyers, to A Place in the Sun, in our window and in our brochures. We answer every enquiry and keep you up to date.

  5. Viewings

We arrange and accompany the viewings, in person or by video call for buyers who can't travel yet, and tell you how each one went.

  6. Offer and negotiation

We bring you every offer and negotiate the price and terms on your behalf, including exactly what is included in the sale.

  7. Contract, deposit and title deed

A sale contract is signed and the buyer pays a deposit. The title deed (tapu) is then transferred at the Land Registry, with you there or through a power of attorney, and the sale is complete.

Every sale is different. We will give you a realistic timetable for yours.

Our fee

One fee, agreed in writing.

Our standard fee is 2% of the agreed sale price, plus KDV (VAT, 20%).

A worked example

Agreed sale price£300,000
Our fee (2%)£6,000
KDV (20% of the fee)£1,200
Total fee, including KDV£7,200

The valuation visit is free. When the fee is due, and any other terms, are set out in the listing agreement, which we agree with you in writing before we start.

Paperwork

What you'll need.

The documents we typically ask for when we list a home. Don't worry if you don't have them all to hand: we will tell you what is missing and how to get it. This is a general guide, not legal advice.

  • Title deed (tapu)

The title deed for the home, or a copy of it. We will check the details on it with you.

  • DASK earthquake insurance

The current compulsory earthquake insurance policy, which is needed for the transfer.

  • Habitation certificate (iskan)

A copy of the iskan, if one has been issued for the building.

  • ID for every owner

A passport or Turkish ID card for each owner named on the title deed.

  • Recent utility bills

Recent electricity and water bills, so the accounts can be moved to the buyer.

  • Rental licence (turizm belgesi)

If the home is let to holidaymakers, its tourism rental licence.

Questions

Selling, answered.

How long does it take to sell?
It depends on the home, the price and the time of year. Some homes sell within weeks, others take longer. At the valuation we will tell you honestly what to expect for yours. Once a buyer is found, the paperwork up to the title deed transfer typically takes a few weeks.
Can I sell from abroad?
Yes, many owners do. You can give a power of attorney to someone you trust, such as your lawyer, so that they can sign for you. It is signed at a notary in Türkiye or at a Turkish consulate abroad. Your lawyer can advise you on the exact wording.
Do I need to be there for the title deed transfer?
Not necessarily. You can attend the appointment at the Land Registry yourself, or be represented by someone who holds your power of attorney.
Can I keep renting it out while it's for sale?
Usually, yes. We plan viewings around your guests or tenants and give them notice. Tell us about any bookings or tenancy when we value the home, as buyers will want to know what happens to them.
What about capital gains tax?
Whether tax is due on a sale depends on how long you have owned the home, where you are resident and your own circumstances. Please ask your accountant or lawyer before you sell. If you need one in Türkiye, we can suggest local professionals.
