The process

Eight steps to your title deed.

  1. Viewings

We shortlist homes that fit your brief and show you round in person, or by video call if you can't travel yet. Take your time: we'll answer every question honestly.

  2. Offer and negotiation

When you find the one, we put your offer to the owner and negotiate the price and terms on your behalf, including exactly what is included in the sale.

  3. Reservation

A short reservation agreement and a deposit take the home off the market while the paperwork is prepared. The amount and terms are agreed in writing first.

  4. Tax number and bank account

You'll need a Turkish tax number (vergi numarası), issued quickly with your passport, and usually a Turkish bank account for paying the fees. We arrange both with you.

  5. Legal checks

An independent lawyer checks the title deed, any debts or charges on the property, the zoning and the habitation certificate (iskan) before you commit.

  6. Valuation and application

Foreign buyers need an official valuation report. The application is made to the land registry (Tapu), and any clearances it requires are obtained.

  7. Completion at the Tapu office

On the appointment day the fees are paid, the price is transferred and both sides sign at the land registry with a sworn translator present. The title deed is issued in your name, with you there or through a power of attorney.

  8. After you buy

We help you move water and electricity into your name and arrange the compulsory earthquake insurance (DASK), and we can help with residency, rentals and looking after the home.

Timings vary from one purchase to the next. We'll give you a realistic timetable for yours.

The costs

What it costs to buy.

The fees a buyer typically pays on top of the price. These are estimates: rates and fixed fees change and every purchase is different, so we confirm the exact figures in writing before you commit.

Title deed fee (tapu harcı)

4% of the declared value

Set by law, usually paid 2% buyer and 2% seller by agreement.

Valuation report

Fixed fee

An official valuation by a licensed valuer, required for foreign buyers before the title deed is transferred.

Agency fee

A set percentage of the sale price: Buyer: 2% plus, 20% VAT (KDV) - Seller: 2% plus, 20% VAT (KDV)

Agreed in writing before you view, so there are no surprises later.

Independent lawyer

Fixed fee, plus 20% VAT (KDV)

Optional, but we recommend one. Agreed directly with the lawyer you choose.

Sworn translator and notary

Small fixed fees

A sworn translator must be present at the Tapu office if you don't speak Turkish; a notary is needed for a power of attorney.

DASK earthquake insurance

Yearly premium

Compulsory for homes in Türkiye and needed for the transfer. The premium depends on the size and type of the building.

Land registry service fee (döner sermaye)

Fixed fee, set each year

A fixed charge made by the Tapu office for handling the transfer.

Utilities

Subscriptions and deposits

Opening water and electricity accounts in your name, usually with small deposits.

Cost estimator

Estimate your buying costs.

An illustration, taking the declared value as equal to the price. Figures marked “to be confirmed” depend on the home: ask us for a written estimate for the one you're interested in.

An approximation only

These figures are a rough guide based on typical fees. What you actually pay depends on the property, its declared value, exchange rates and your own circumstances. This is not a quote, and it isn’t financial or legal advice.

Typical figures as of 2026, to be checked against your purchase: the title deed fee is set by law (Land Registry, TKGM), earthquake insurance is compulsory (DASK), and agency commission is limited by regulation to 2% plus KDV from each side. The other amounts are typical local rates and vary from home to home.

Estimates only, not a quotation. Exact fees are confirmed before completion; amounts in another currency are converted at the rate on the day of payment.
