Жизнь в районе Firnaz

Firnaz Bay (Fırnaz Koyu) is a secluded bay on the coast a few kilometres north-west of Kalkan. There is no road down to the water and no beach clubs or restaurants on its shore, and the land above it is olive groves, orchards and farmland. It suits buyers looking for a large private estate with space and a sea view, rather than a home in town. We currently have one large estate there, at £4.5 million.

What Firnaz is like, and who it suits

This is rural, open country between the D400 and the sea, near the small working village of Yeşilköy, which has a weekly market and a few local restaurants. The bay itself is reached by boat or on foot, and its lack of road access is why it has stayed undeveloped; gulets and private boats anchor there in summer.

The area has history too. Nearby is the Delikkemer aqueduct, part of the Roman-era water system that carried water to the ancient city of Patara, and the Lycian Way runs past it on its way to Kalkan. That stretch of the trail is rough and demanding in places.

Firnaz suits buyers who want privacy and land: a family estate for several generations, a retreat, or, subject to permits, a small hospitality project. It does not suit anyone who wants to walk to a restaurant.

Setting, views and orientation

From the slopes above the bay, homes look out over the inlet and the open Mediterranean, with the mountains behind. The setting is quiet and green, with mature olive trees and fruit orchards, and very little building nearby.

Getting around

A car is essential. Kalkan is a short drive along the D400, roughly 10 to 15 minutes from most of the area, and Patara’s long sandy beach is a similar drive in the other direction. Yeşilköy is on the bus route between Kınık and Kaş. These times are approximate and depend on the track to each property.

For shopping, banks and the health centre you will go into Kalkan, usually to Ortaalan; for beach clubs, to Kalamar or the eastern side of Kalkan bay.

The homes you find here

Very little comes up around Firnaz. What does is usually farmhouses, rural homes and large estates on substantial plots with olive and fruit trees. At the time of writing (October 2026), the one estate we have listed there is a large multi-bedroom property on extensive grounds at £4.5 million. Our homes for sale page shows it alongside everything else we have for sale.

What to check when buying around Firnaz

  • Land status. Much of the land is agricultural, often olive groves, and parts may be outside the zoning plan. The rules for foreign buyers on rural and agricultural land differ from those for town homes; your lawyer should check what applies.
  • Protected sites. With ancient remains nearby, some land may fall within an archaeological protection zone, which restricts building and alterations.
  • Permits for every building. On an estate with several buildings, check each one is on the title deed and properly permitted.
  • Access and services. Check the track from the D400, mains water or wells, electricity and internet.
  • Future plans. If you are thinking of a hotel or redevelopment, get advice on zoning and permits before you buy, not after.
  • Upkeep. Large grounds and olive groves need staff or contractors. Ask for running costs.

Next steps

An estate like this is best seen with plenty of time, ideally in the morning and again at sunset. Our article on Buying property in Turkey: your legal guide explains the legal checks, our buying in Kalkan page sets out the costs, and we are happy to arrange a private viewing.
