Leben in Kömürlük
Kömürlük is the residential area just east of Kalkan’s old town, on the slope between the centre and the large hotel complex on the eastern headland. It suits buyers who want to be near the sea and the beach clubs while still walking into town for dinner. We don’t have a home listed in Kömürlük at the moment, but it is one of the areas buyers ask about most.
What Kömürlük is like, and who it suits
Kömürlük is one of Kalkan’s longer-established residential areas, with a mix of stone-built villas, newer homes and small apartment buildings. Below it, along the shore, several beach clubs have sun decks, ladders into the sea, restaurants and bars, which means swimming is a short walk away without a car.
It suits couples and families who want the beach and the old town both within walking distance, and owners who want a holiday home that is easy to let. Being closer to town than Kışla, it trades a little peace for convenience.
Setting, views and orientation
Kömürlük looks west and south-west across the bay. From most homes you see the old town and the harbour, the hillside rising behind them, and out to sea towards the small islands that locals call Snake and Mouse Islands. Sunsets over the water are a big part of the appeal, and the town lights across the bay are lovely at night.
As with the rest of the eastern shore, the sun arrives a little later in the morning and lingers into the evening, so west-facing terraces get hot in the afternoon in high summer.
Getting around
The old town is roughly a 15-minute walk away, along a small road running parallel to the D400, and there is also a rougher footpath down to the town beach. Times are approximate and depend on where you start. Taxis are easy to call, and in summer some beach clubs run boats to and from the harbour.
For a weekly shop, the supermarkets in Ortaalan are a few minutes’ drive. Kömürlük is close to the D400, which is the quickest way out of town towards Kaş, or back west towards Fethiye and Dalaman airport.
The homes you find here
Expect detached villas with private pools, from older stone houses to modern builds, along with some apartments in small complexes. Homes closest to the water are often on steep plots with several levels.
Nothing is for sale here through us right now. As a guide across Kalkan at the time of writing (October 2026), apartments range from roughly £135,000 to £350,000, villas from about £345,000 to £1 million, and the largest luxury villas from £1 million upwards. See our homes for sale page for what is available now.
What to check when buying in Kömürlük
- Your route to town. Walk it, in the evening, and decide whether the road or the footpath suits you.
- Steps and parking. Waterside homes can have long flights of steps. Check where the car goes.
- Beach club music. Homes just above the shore may hear it on summer evenings.
- Road noise. Homes nearest the D400 can hear the traffic.
- Older houses. Have older stone villas surveyed, and check that any additions are covered by the building permit and occupancy certificate (iskan).
- The view. Ask your lawyer to check the zoning plan for the land in front of you.
