Leben in Kışla
Kışla is the residential area on the eastern side of Kalkan bay, running south along the water from where the D400 meets the road out to the large hotel complex on the headland. It suits buyers who want peace, a view back across the bay to the old town and an evening sunset, and who are happy to take a taxi or a boat into town. We don’t have a home listed in Kışla at the moment, but villas here do come up.
What Kışla is like, and who it suits
Kışla is quieter than the centre and has a settled, residential feel: villas, small boutique hotels and a few restaurants, with beach clubs along the shore below. It is a favourite with holidaymakers who want calm by day and the old town’s restaurants by night, and with owners who want a villa that lets well in summer.
It is less suited to anyone who wants to walk everywhere. The roads are steep, and from the farthest parts of Kışla the walk into the old town takes the best part of half an hour.
Setting, views and orientation
Because Kışla faces west, the view is back across the water to the old town, the harbour and the hillside of Ortaalan and Kızıltaş behind them, with the open sea to the south. At night the lights of the town across the bay are a large part of the appeal.
The western aspect also shapes the day. The sun reaches the slope later in the morning and stays late into the evening, so sunsets are the main event here. In midsummer that means hot afternoons on west-facing terraces; good shade and a pool in the right place matter.
Getting around
From the nearer parts of Kışla, the old town is roughly 15 to 20 minutes on foot; from the farthest points it is more like 25 to 35 minutes, and the climb back is steep. Many people use taxis, and in summer several of the beach clubs on this side of the bay run boats to and from the harbour. All of these times are approximate.
For shopping, the supermarkets in Ortaalan are a few minutes’ drive. Kışla sits right by the D400, so it is one of the quickest parts of Kalkan for getting onto the coast road towards Kaş and Kaputaş beach.
The homes you find here
Kışla is mainly detached villas with private pools, many of them built for holiday letting, plus some smaller apartment buildings and boutique hotels. Plots run down the slope, so a lot of homes are on several levels with terraces stepping down towards the sea.
We have nothing for sale here right now. As a guide to what to expect across Kalkan at the time of writing (October 2026), villas typically range from about £345,000 to £1 million, and the largest luxury villas from £1 million upwards. You can see everything we have now on our homes for sale page, or ask us to look out for a home in Kışla.
What to check when buying in Kışla
- Gradient and access. Some roads are very steep. Check how the drive, the parking and the steps down to the house will work for you and your guests.
- How you will get to town. If you plan to live without a car, walk the route in the evening heat.
- Afternoon sun. West-facing terraces get the full heat of the late afternoon. Look at shading and air conditioning.
- Beach club noise. Homes just above the shore can hear the music in high season.
- The view across the bay. Check what could be built below you, and ask your lawyer to look at the zoning plan.
Next steps
Kışla is worth seeing at sunset, ideally on the same visit as neighbouring Kömürlük, which is closer to the old town.
