Leben in Bezirgan
Bezirgan is a working farming village on a mountain plateau behind Kalkan, roughly 15 minutes’ drive from the harbour. It suits buyers who want land, quiet and cooler summers, are happy to drive to the sea, and like the idea of village life rather than a resort. We currently have one large rural estate for sale there.
What Bezirgan is like, and who it suits
The village sits on a flat plateau in what was once a lake bed, ringed by mountains. It is still very much a farming community, with orchards, fields and stone and timber houses, and it is known for its old wooden grain stores (ambar), raised off the ground on stilts. Many Kalkan families have traditionally moved up to the higher villages in summer to escape the heat, and you still see that today.
There are a few village restaurants and cafés, ruins of the ancient Lycian settlement of Pirha nearby, and the Lycian Way passes through on its way between Kalkan and the inland villages. Bezirgan suits people who want a garden to grow things in, room for family and guests, walking from the door and a slower pace. It is not for anyone who wants to stroll to the beach.
Setting, views and orientation
Bezirgan’s character is the plateau itself: flat farmland, fruit trees and mountain ridges rather than a sea view. Homes on the slopes around the edge look across the valley. Because of the altitude, summer days are noticeably cooler and nights fresher than on the coast, and winters are colder and wetter.
Getting around
The drive from Kalkan climbs the mountain road signposted for Elmalı, through the village of Sarıbelen, and takes roughly 15 minutes to the harbour. There is a bus from Kalkan’s bus station on the village route, but in practice you will want a car. These times are approximate.
Basic shopping can be done in the village; for supermarkets, banks, the health centre and restaurants you will go down to Kalkan, and for beaches either to the beach clubs around Kalkan bay or to Patara further west.
The homes you find here
Property in Bezirgan is quite different from the coast. Expect traditional stone and timber village houses, some restored and extended, and a small number of larger homes and estates on generous plots, often with orchards and gardens. New villa building is far more limited than in Kalkan.
The estate we have listed there is a substantial rural property with several homes and its own leisure facilities; ask us for details and price. Elsewhere in Kalkan at the time of writing (October 2026), villas range from about £345,000 to £1 million, and luxury villas from £1 million upwards. Our homes for sale page shows everything for sale.
What to check when buying in Bezirgan
- Land status. Rural plots may be agricultural land or outside the zoning plan, which limits what can be built. The rules for foreign buyers on rural and agricultural land are not the same as for a house in town; ask your lawyer to check before you commit.
- Permits for every building. Make sure each house, pool and outbuilding is on the title deed and covered by the right permits.
- Water, power and internet. Find out whether the home is on mains water or a well, and test the mobile signal and internet speed if you will work from there.
- The road in winter. The mountain road is good, but allow for weather, and check the track to the house itself.
- Heating. Winter nights are cold up here. Look at insulation, the fireplace or stove and heating costs.
Next steps
If village life appeals, it is worth seeing Bezirgan alongside İslamlar, which is lower, closer to Kalkan and has views down to the coast. Our article on Buying property in Turkey: your legal guide explains the legal checks in more detail, and our buying in Kalkan page sets out the costs.
