Living in Ortaalan

Ortaalan is the slope that runs from the top of Kalkan’s old town up to the D400 coast road, and it is where most of the town actually lives. It suits buyers who want to walk to the harbour and restaurants, have shops and services on the doorstep, and use their home all year rather than just in summer. Homes we have listed there range from one- and two-bedroom apartments at around £135,000–£150,000 to villas from about £495,000 up to £2.25 million.

What Ortaalan is like, and who it suits

This is Kalkan’s working centre. The main road down from the D400 roundabout has the banks and cash machines, the larger supermarkets, pharmacies, dentists, hardware shops and the municipal offices, and the weekly market is held here. The health centre is on the road towards Kalamar. More year-round residents live in Ortaalan than anywhere else in Kalkan, so it stays lively out of season.

That makes it a sensible first purchase, a good base for anyone planning to spend the winter here, and the obvious choice if you would rather not depend on a car. Our article on Moving to Turkey: how easy is it, and what do you need? covers the practical side of living here longer term.

Setting, views and orientation

Ortaalan faces south over the old town to the bay. Lower down, you look across rooftops and bougainvillea to the harbour; higher up, the view opens out to the sea and the islands. It also stretches west towards Kalamar, so some homes see both bays.

Because it is the most built-up part of Kalkan, views here depend heavily on what is in front of you. A top-floor apartment can have a better view than a ground-floor villa two streets away.

Getting around

From the lower parts of Ortaalan the harbour is roughly 5 to 15 minutes’ walk, all downhill; from the streets near the D400 it is nearer 20. The walk back is uphill, and taxis are easy to find. These times are approximate.

Everyday shopping can be done on foot. The beach clubs at Kalamar and on the eastern side of the bay are a short drive or a longer walk, and the D400 at the top of the district takes you out of town towards Kaş or Fethiye and Dalaman airport.

The homes you find here

Ortaalan has most of Kalkan’s apartments, usually in small, low-rise complexes with a shared pool, along with a good number of villas with private pools. Some of the town’s best contemporary villas are here, on plots that are smaller than up the hill but within walking distance of everything.

At the time of writing (October 2026), the apartments we have listed in Ortaalan start at around £135,000 to £150,000 for one and two bedrooms, and villas run from about £495,000 to around £2.25 million. See the current homes on our homes for sale page.

What to check when buying in Ortaalan

  • The view in front of you. In a busy area an empty plot below can become a building. Your lawyer can check the zoning plan (imar).
  • Noise. Homes on or near the main road and the market streets are livelier. Visit in the evening and on market day.
  • Parking. Streets are tight. Ask whether parking is private, shared or on the street.
  • The title deed for apartments. Check whether the building has full condominium title (kat mülkiyeti) or only construction servitude (kat irtifakı); the difference matters.
  • Service charges and rules. Ask for the annual charge (aidat), what it covers, and whether the other owners allow holiday letting, which also needs a permit under rules introduced in 2024.
  • The walk back up. Walk it at least once in the heat before you decide.

Next steps

Ortaalan is the easiest area to get to know on foot: walk up from the harbour, through the main shopping street, and see how far up you would be happy to live. Our buying in Kalkan page sets out the costs and process, and if you would like to compare it with the quieter streets of Kızıltaş across the main road, we can show you both in a morning.
