Area guide
Living in Kalamar
Kalamar is the small bay just west of Kalkan, around the headland from the harbour. It suits buyers who want to be near the sea and the beach clubs, in a calmer, more residential setting than the town centre, and who don’t mind a 20 to 35 minute walk or a short taxi ride into town. Homes we have listed there range from two-bedroom apartments at around £300,000 to six-bedroom villas at about £2.25 million.
What Kalamar is like, and who it suits
Kalamar feels like its own small place. The hillside around the bay is mostly homes, with a handful of hotels, restaurants and bars, a supermarket and local shops that will deliver. Down on the water are several beach clubs, which in Kalkan usually means sun decks and ladders into deep, clear water rather than a sandy beach.
It appeals to people who want a swim before breakfast without getting in the car, to families who like the space of a villa, and to apartment buyers who want a shared pool and a sea view without the bustle of the centre. Many older houses here have been replaced by modern villas and residences over the last decade or so, so the area has a fresher feel than parts of town.
Setting, views and orientation
The bay faces out to sea, and the homes on the slopes above it look over the water towards the small islands that locals call Snake and Mouse Islands. Homes on the higher roads see further, out across the open sea; homes lower down feel closer to the water and more sheltered.
The Lycian Way, Türkiye’s long-distance coastal footpath, comes into Kalkan through Kalamar, so in spring and autumn you will see walkers passing through.
Getting around
The Kalamar road runs from the edge of the town centre round to the bay. On foot, the old town and harbour are roughly 20 to 35 minutes away depending on where you start, and a taxi takes a few minutes. These times are approximate.
The supermarkets, banks and weekly market in Ortaalan are a short drive away, and the D400 coast road is reached through town, which puts Kaş, Patara’s long sandy beach and the route to Dalaman airport all within easy reach by car. In practice, many Kalamar owners find they only go into the centre for dinner.
The homes you find here
Kalamar has the widest mix of any area we cover. There are two- and three-bedroom apartments, often duplexes in small complexes with a shared pool, and detached villas from three bedrooms up to six, many with private pools and sea views.
At the time of writing (October 2026), the homes we have listed in Kalamar run from about £300,000 for an apartment to around £2.25 million for the largest villas. Our homes for sale page shows everything currently for sale.
What to check when buying in Kalamar
- Traffic and parking. The road around the bay is busier in summer, when the beach clubs are open. Check parking for the home and for guests.
- Steps to the water. Homes close to the sea are often reached by steep drives or steps. Think about how that will feel in ten years’ time.
- Beach club noise. Some clubs play music into the evening in high season. Visit at different times of day.
- Shared complexes. For apartments, ask for the annual service charge (aidat), what it covers, and the minutes of recent owners’ meetings.
- Holiday letting. Short-term letting in Türkiye needs a permit under rules introduced in 2024, and in apartment buildings the other owners’ consent may be required. Ask your lawyer before you rely on rental income.
- The view. Check whether the land in front of you could be built on.
Next steps
Kalamar is easy to see in an afternoon: walk the road round the bay, have a swim at one of the clubs, then compare it with the views from Kızıltaş up the hill. Our article on Buying property in Turkey: your legal guide explains the legal side, and we are always happy to show you round.
