Kızıltaş is the hillside directly behind Kalkan’s old town, on the far side of the D400 coast road. It suits buyers who want a villa with a private pool and a long view over the bay, and who are happy to walk down to dinner and take a taxi back up. Homes we have listed there range from three-bedroom villas at around £345,000 to five-bedroom villas at about £2.5 million.

What Kızıltaş is like, and who it suits

This is a quiet, residential part of Kalkan. Most of it is detached villas, with some small apartment complexes, a few hotels and restaurants, and a convenience shop or two. There is no nightlife to speak of, which is much of the appeal: you are close to the old town without hearing it.

It works well for families and couples who put the view and outdoor space first, for people who want a holiday home that also lets well in summer, and for anyone who would rather have a bigger plot than a central address. If you want to step out of the front door straight into the lanes and bars, Ortaalan or the old town will suit you better.

Setting, views and orientation

Kızıltaş climbs the slope above the main road, so most homes look south over the rooftops of the old town to the bay, the harbour and the small islands beyond. The higher you go, the wider the view, and from the upper streets it takes in Kalamar bay to the west as well as Kalkan’s own.

A south-facing slope means sun for most of the day. That is lovely from October to May and very warm in July and August, so shaded terraces, pergolas and good air conditioning matter more here than in a more sheltered spot. Many owners say the upper slopes catch a welcome breeze in the early evening.

Getting around

The D400 runs along the foot of Kızıltaş, and pedestrian bridges and a signal-controlled crossing take you over it towards the old town. From the lower streets the walk down to the harbour is roughly 10 minutes; from the top it is nearer 20. These are approximate, and the walk back is a proper climb, which is why taxis are busy here on summer evenings.

By car you are a few minutes from the supermarkets and services in Ortaalan, and a short drive from the beach clubs at Kalamar and on the eastern side of the bay. Being right by the D400 also makes it quick to get out of town, towards Kaş in one direction and Fethiye and Dalaman airport in the other.

Kızıltaş is mostly villas: three to five bedrooms, private pools, terraces arranged around the view and, in many cases, more garden than you would get lower down. Plots here tend to be larger than in the centre, and it is a popular area for newer, contemporary designs as well as established villas.

What to check when buying in Kızıltaş

• The road in. Some lanes are steep and narrow. Drive them yourself, and walk them, before you fall for the house.
• Parking and steps. Check where you and your guests will park, and how many steps there are between the car, the front door and the pool.
• Whether the view is protected. Look at what could be built on the plot below you. Your lawyer can check the zoning plan (imar) for the neighbouring land.
• Road noise. Homes on the lowest streets are close to the D400. Visit at a busy time of day.
• Sun and shade. Look at where the terrace sits at 3pm in August, not just at sunset.
• Paperwork for changes. If a pool, extra floor or extension has been added, make sure it is covered by the building permit and occupancy certificate (iskan).
