Guía de la zona

Vivir en İslamlar

İslamlar is a village on the mountainside above Kalkan, roughly 10 to 15 minutes’ drive up from the harbour. It suits buyers who want a villa with more land and privacy than they would find in town, a cooler summer and wide views to the coast, and who are happy to drive down for the sea. Villas we have listed there range from around £500,000 to £750,000.

What İslamlar is like, and who it suits

İslamlar is a real village, spread along the slope with traditional houses, some with wooden balconies, olive groves and gardens. Spring water runs down the mountain here, and the village is known for its trout restaurants, where the fish are raised in pools fed by the springs, and for its watermill, where flour is still ground by water power. There is a village coffee house, and life moves at village pace.

It suits families and couples who want space, a private pool and a garden, people who find the coast too hot in August, and walkers: the Lycian Way passes through. It suits holiday letting too, with guests who want a quieter stay and are happy to hire a car.

Setting, views and orientation

Because the village is set high on the mountainside, many homes look down over the green slopes to the coast, and from parts of the village the view runs west towards Patara. The air is noticeably cooler and less humid than in Kalkan in summer, and evenings are fresher. Winters are cooler too, and wetter.

Getting around

A car is essential. The drive down to Kalkan’s harbour, shops and beach clubs takes roughly 10 to 15 minutes, depending on where in the village you are; there is no regular public transport, and walking down is a long, steep hike. Taxis will come up, but it adds up over a holiday. These times are approximate.

The supermarkets, banks and health centre in Ortaalan are the nearest for everyday needs, and the D400 is reached through Kalkan for trips to Kaş, Patara or Dalaman airport.

The homes you find here

Alongside the village houses, İslamlar has a good number of modern villas, usually three or four bedrooms with private pools, set on larger plots than you would find in town. Many are built to make the most of the view, with big glass doors and terraces facing the coast.

At the time of writing (October 2026), the villas we have listed in İslamlar range from about £500,000 to £750,000. For a similar budget, you will generally get more land and privacy here than closer to the harbour. Our homes for sale page shows everything currently available.

What to check when buying in İslamlar

  • The drive. Do the drive up and down at night, and check the final stretch of road to the house. Some lanes are narrow and steep.
  • Land and permits. Village plots can sit on agricultural land or outside the zoning plan. Make sure the house, pool and any outbuildings are all on the title deed and covered by permits.
  • Water and power. Ask whether the home is on mains water or a spring or well, and how reliable the supply is in late summer.
  • Internet and phone signal. Test both if you will work from the house or let it.
  • Running costs. Larger gardens and pools cost more to keep up. Ask the owner for their annual bills.

Next steps

The easiest way to judge İslamlar is lunch at one of the village restaurants, then a look at homes in the afternoon light. If you like the idea of village life but want somewhere more remote, compare it with Bezirgan on the plateau beyond. Our buying in Kalkan page explains the process and costs.
