Area guide

Living in Kördere

Kördere is a quieter residential area on the hills above the eastern side of Kalkan, a short drive from the old town and harbour. It suits buyers who want a modern villa with privacy and a wide sea view, and who are happy to rely on a car. Villas we have listed there range from around £690,000 to £980,000.

What Kördere is like, and who it suits

Kördere is mostly homes, set on the hillside away from the busier parts of town, and it has grown as more villas have been built here. There are supermarkets and small cafés along the main road, but restaurants, beach clubs and the harbour mean a drive down. The Lycian Way passes through the hills here on its way inland towards Bezirgan.

It suits couples and families who want peace and a view more than a lively street, and owners letting to guests who plan to hire a car. If you would rather walk to dinner, it is probably not the area for you; if you want to come home to a quiet terrace after a day at the beach, it may be exactly right.

Setting, views and orientation

From its elevated position, Kördere looks out over the bay and the open Mediterranean, with the mountains behind. Exact views and sun vary a good deal from one plot to the next, so it is worth seeing a home at different times of day. Being higher than the town also tends to bring a little more breeze on summer evenings.

Getting around

Kalkan’s old town and harbour are roughly 5 to 10 minutes away by car, depending on where you are in Kördere. Walking into town is possible but long and hilly, especially on the way back, so most people drive or take a taxi. These times are approximate.

Everyday shopping is close by, and the main road connects to the D400 for Kaş, Kaputaş beach and, in the other direction, Fethiye and Dalaman airport.

The homes you find here

Expect contemporary villas on hillside plots, often designed around the view, with large windows and terraces, and pools. At the time of writing (October 2026), the villas we have listed in Kördere range from about £690,000 to £980,000. See what is available now on our homes for sale page.

What to check when buying in Kördere

  • Access. Drive the road to the house yourself, including at night, and check the gradient of the final stretch.
  • Distance to everything. Time the drive to the harbour, the supermarket and the health centre.
  • Road noise. Homes near the main road may hear the traffic.
  • The view. In an area that is still being built, check what could go up on the plots around you; your lawyer can look at the zoning plan.
  • Permits. On newer homes, make sure the building permit and occupancy certificate (iskan) are in place.

Next steps

If you like the idea of a modern villa with space but would rather be able to walk to town, compare Kördere with Kızıltaş, just above the old town. Our buying in Kalkan page explains the process and costs, and we are happy to show you round.
